In a move that could reshape the landscape of East Pennsboro Township, The Breneman Group, led by former Penn State standout Adam Breneman, is teaming up with Inch & Co. to transform a significant site on Senate Avenue. The plan? To replace the old Gannett Fleming buildings with a vibrant apartment community known as The Saxton.
This project is all about smart redevelopment. Instead of encroaching on farmland, Inch & Co. prefers revitalizing sites with existing structures.
Cade Pribula, their VP of capital markets, emphasized the strategic value of such projects. The Saxton will feature three apartment buildings, each housing 70 units, alongside a clubhouse and a pool, promising to be a sought-after community on the West Shore.
For Inch & Co., this marks their fourth venture in the Camp Hill area, following successful projects like 98 Penn Place and Atlas on Senate. The apartments will offer a mix of one-bedroom (761 sq. ft.) and two-bedroom (1,140 sq. ft.) units, catering to a range of residents.
Jeff Inch, founder of Inch & Co., highlighted the benefits of repurposing the former Gannett Fleming site, noting its proximity to local amenities like Starbucks and First Watch. The area is set for further revitalization with the addition of McNees law firm, which is relocating to the site.
The development plans have been submitted, with demolition slated for spring and construction kicking off in the summer. The design of The Saxton will mirror the style of Emerson Flats in Mount Wolf, York County.
Beyond The Saxton, Breneman is also collaborating with Select Capital Commercial to renovate another former Gannett Fleming building at 202 Senate Ave. This site will soon house McNees, Wallace and Nurick, a historic Harrisburg law firm moving from Pine Street.
Senate Avenue is no stranger to transformation. In 2017, the implosion of Senate Plaza paved the way for Camp Hill Commons, a bustling hub featuring Sheetz, offices, and more.
Breneman's vision extends to Harrisburg, where he’s converting an old office building into medium-income apartments at 315 N. Second St. This project aims to provide affordable housing near the Capitol Complex, with completion expected by year’s end.
With these developments, Breneman and Inch & Co. are not just building apartments; they’re crafting communities, breathing new life into familiar spaces while preserving the character of the area.
